Role Overview

The Project Quantity Surveyor will report directly to the Commercial Manager and provide commercial oversight and support across construction projects valued between €10 million and €40 million.

This position requires a proactive and commercially focused professional who can effectively manage contracts, control financial risk, and support successful project delivery while maintaining strong relationships with clients, consultants, and supply chain partners.

The role is key to safeguarding the organisation’s commercial position, ensuring contractual compliance, and delivering value-driven outcomes across all projects.

Key Responsibilities

  • Deliver commercial support across major projects, ensuring alignment with company procedures and client expectations.

  • Obtain and assess competitive quotations from the supply chain to ensure value for money and sound commercial decisions.

  • Review subcontractor and supplier submissions, clearly identifying scope, exclusions, assumptions, and contractual risks.

  • Ensure all subcontract agreements and purchase orders are properly prepared and fully compliant with insurance, bond, warranty, and contractual requirements prior to commencement on site.

  • Work collaboratively with site and project teams to evaluate supply chain pricing and ensure full understanding of scope and deliverables.

  • Prepare, submit, and manage interim valuations in line with contractual obligations and agreed deadlines.

  • Review, verify, and certify subcontractor payment applications in accordance with completed works and contract terms.

  • Coordinate closely with the Finance team to resolve payment queries and support efficient cash flow management across projects.

  • Maintain accurate and well-organised project records and documentation, both digitally and in hard copy, ensuring easy access for all stakeholders.

  • Take responsibility for the preparation, negotiation, and agreement of final accounts, ensuring timely commercial close-out of projects.

  • Provide historical cost information and feedback to support estimating and tendering activities.

  • Contribute to monthly commercial reporting, including cost tracking, forecasting, and cash flow analysis to ensure financial control is maintained.

  • Build and sustain strong professional relationships with clients, consultants, subcontractors, and internal teams, while maintaining strict commercial confidentiality.

Qualifications & Experience

  • Degree qualified in Quantity Surveying, Commercial Management, or a related discipline, or equivalent relevant experience.

  • Proven track record in managing commercial aspects of construction projects with values of €10 million and above.

  • Strong understanding of construction processes, contract administration, and commercial project management.

  • Excellent negotiation, communication, and stakeholder management abilities.

  • High level of numerical accuracy and analytical thinking.

  • Strong IT skills, particularly Microsoft Excel.

  • Experience with COINS or similar construction commercial management systems is an advantage.
